We manage residential rental properties in Ontario, from single-unit rentals and small multiplexes to larger multi-residential apartment buildings. Every property we manage is a standard residential tenancy governed by Ontario's Residential Tenancies Act (RTA).

We handle rent collection and follow up promptly on any late or missed payments. If rent goes unpaid, we act quickly — serving the appropriate notice (such as an N4 for non-payment of rent) and, if it isn't resolved, filing with the Landlord and Tenant Board to protect your income. Staying on top of arrears early is one of the most valuable things a property manager does.
Yes. We receive and triage maintenance requests, coordinate trusted contractors and trades, and keep repairs moving so small issues don't turn into expensive ones. Owners are kept informed and we work within agreed spending limits, so there are no surprises. Well-maintained properties keep good tenants longer and protect your asset's value.

Residential property management in Ontario is usually priced as a percentage of the monthly rent collected, plus a one-time leasing fee when a new tenant is placed. No. We keep pricing transparent and straightforward, so you'll know your management fee and any placement or service fees up front, before you sign. If a cost isn't set out in your management agreement, you won't be charged for it.
For most owners, yes — especially if you value your time or would rather not deal with tenant issues, maintenance calls, and Landlord and Tenant Board paperwork. A good property manager reduces vacancy, places stronger tenants, keeps rent flowing, and handles legal notices correctly, which often offsets the management fee. It's particularly worthwhile if you own multiple units, live far from your property, or have been through a difficult tenancy before.
We don't represent owners at the Landlord and Tenant Board ourselves — that's the role of a licensed paralegal. What Urban Property Masters does is the groundwork that makes a case winnable: serving proper notices (such as N4, N5, N8, and N12 forms), documenting incidents correctly, and building a complete evidence file and paper trail. We then hand that package to your paralegal so they can take the matter to the LTB efficiently. Because we manage our own portfolio and deal with these situations regularly, we know exactly what documentation the Board expects.
If a tenant stops paying rent, we move quickly — serving an N4 notice and staying on top of the situation. If it isn't resolved, we prepare the full file and evidence so your paralegal can file an L1 application with the Landlord and Tenant Board. For other serious issues such as property damage, disturbing other tenants, or unauthorized occupants, we serve the appropriate notice (such as an N5) and build the documentation the case needs. Acting promptly and documenting properly from day one is what protects your rental income and your property.

Yes. You can switch to Urban Property Masters from another property manager or from self-management, and we'll help coordinate the transition — gathering leases, tenant records, and financials, and stepping in on tenant communications so the handover is smooth. Most owners are surprised how straightforward the switch is.
No strict minimum — we work with owners of everything from a single rental unit to larger multi-building portfolios. What matters most is that your property is a residential rental located in one of our Ontario service areas.
You can view current availability on our Rentals page and apply online through the application link for the unit you're interested in. If nothing fits your timeline, you can join the waitlist for that unit type and we'll reach out when something opens up. Applications are reviewed on factors such as income, employment, and rental history.
Current tenants can submit maintenance requests through tenant portal or phone number provided with your tenancy documents. For urgent issues that affect safety, follow the emergency instructions provided in your tenancy documents. We triage every request and coordinate repairs as quickly as possible.
Accepted rent payment methods are set out in your lease (such as pre-authorized debit, e-transfer, cheques). If you're not yet a tenant and the unit you want isn't currently available, you can join the waitlist from our Rentals page and we'll notify you when a matching unit opens up.
